Miami mortgages for foreign buyers and nonresidents do exist. That does not mean every lender offers the same terms or every Miami apartment qualifies. A buyer based in Mexico or Colombia needs to understand the cash requirement, debt terms and ongoing ability to pay.

Prequalification helps frame a search. Final approval depends on the file, the property and the lender’s conditions. Start by separating a developer’s deposit schedule from the mortgage you may seek at completion.

Miami mortgages for foreign buyers: do you need U.S. credit?

Requirements vary by program. Some lenders evaluate international buyers using overseas credit and financial documentation. For example, HSBC describes foreign-buyer programs and identification, income and asset requirements. That is evidence of available lending channels, not approval for your circumstances or a product recommendation.

Translations, international credit reports and documentation tracing the down payment may be needed. Confirm the precise checklist with the lender. Source: HSBC information for international borrowers.

How much down payment should you budget?

There is no single minimum applying to every foreign national. The program, appraisal, occupancy type, debt profile, documentation and building all matter. Ask for the maximum loan-to-value ratio, or LTV, and how the lender calculates it.

On a 1,000,000 USD purchase with a 600,000 USD approved loan, the price difference is 400,000 USD. Add closing costs, prepaid expenses and required liquidity reserves. Your cash requirement is larger than the price difference alone.

Preconstruction deposits follow the purchase contract and can be due long before completion. Paying those deposits does not establish approval for the loan intended to cover the remaining balance.

The property has to qualify too

A strong personal application does not guarantee acceptance of the building. Ask whether the lender finances the exact condominium, unfinished construction, condo-hotels or short-term-rental properties.

The project’s hotel operation, ownership concentration, financial information, insurance or missing documents can affect program requirements. Before making deposits on the assumption of financing, confirm the project’s eligibility and have your attorney review the financing contingency.

Interest rate, APR and maturity are different

Term

What it tells you

Interest rate

Interest charged on the loan balance

APR

Annualized measure including certain loan costs; check what it covers

Contractual term

When the debt matures

Amortization

Schedule used to repay principal

Balloon

A large balance potentially due at maturity

Interest-only

Payments that do not themselves reduce principal

A fixed introductory period is not the same as a fixed rate for the entire loan. For an adjustable-rate mortgage, request the index, margin, adjustment caps and possible payment after the initial period. Compare points, origination costs, prepayment provisions and conditions of any rate lock.

The CFPB’s closing resources explain consumer mortgage documents. Where applicable, compare the Loan Estimate with the Closing Disclosure. Business-purpose investment lending can follow different disclosure rules.

Example: principal and interest are only part of the payment

Take a fictional 600,000 USD loan at a hypothetical 6.5% fixed annual rate, fully amortized over 30 years. Monthly principal and interest would be approximately 3,792 USD.

Property-tax allowance

Condominium dues

These figures are neither a current rate quote nor costs for a specific development. Repairs, utilities, special assessments and rental-operation costs are not included. Check which expenses are collected through lender escrow so your budget does not count them twice.

If you earn in pesos and borrow in dollars

A USD loan remains payable in USD. If the MXN/USD or COP/USD exchange rate rises by 15%, the same dollar payment requires approximately 15% more local currency, even if the mortgage rate stays fixed.

Stress-test lower rental income, higher expenses and a more expensive dollar. Vacancy and taxes still matter when rent is expected to cover the mortgage. Avoid depending on full occupancy or a future refinancing that has not been approved.

Prepare a useful application

Organize identification, tax residence, occupation, verifiable income, assets, debts and down-payment sources. If an entity will own the property, disclose that early and ask whether the program permits that title structure.

Request a written loan amount, LTV, contractual term, amortization, rate, applicable APR, points, required reserves, appraisal, insurance, fees, prepayment conditions, quote expiration and outstanding conditions. For preconstruction, ask when underwriting and rate locking can occur and what happens if completion is delayed.

Frequently asked questions

Can I apply while living outside the United States?

Nonresident programs exist, subject to eligibility, documentation and property acceptance. An ITIN or bank account does not guarantee approval.

Should I buy in cash and refinance later?

That strategy needs separate analysis. Do not assume future loan availability, valuation, interest rate or closing costs. The purchase should remain manageable if refinancing is unavailable.

Will a guaranteed-rent arrangement count as income?

Do not assume a developer leaseback or projected rent will qualify for underwriting. Ask the lender how it treats the arrangement and independently review the contractual obligations of the party promising payment.
